Detecting which field (if any) was changed in an observer

Is there any way to detect which field was changed while in an "Updating" hook in an observer?

Most of the methods like "isDirty" are barely documented for some reason, is there a method to detect if we're creating a new model or updating an old one while in "saving" Observer hook?
